There is no requirement to have MLS access to use this template. You can either copy and paste listings in MLS exports where it is permitted and just input the information or just key in the information. Only ensure you adhere to the rules governing the use of data when adding information in your MLS or brokerage.
In case you are unaware of the medians, start with the ZIP codes and property types you deal with most. You can start afresh using these in the Markets tab. Update them weekly as better figures become available.
The template can be used for commercial properties as well. All you have to do is add your property type under your business group. And to analyze it, better use the Financials tab and insert your commercial comps to the Markets tab.
